Architecture & Interiors
for New York and Atlanta's Creative Class

We combine architecture licensure and interior design expertise to creates refined yet spirited residences, hospitality, and retail spaces for discerning clients

HOW WE WORK

As Architect

We’re licensed in New York and Georgia. If you need architecture alone, whether a ground-up home or a gut renovation, we take your project from early planning through design, permit drawings, contractor bidding, and construction administration.

Our scope can include custom millwork and the selection of finishes and fixtures, like plumbing and lighting. Along the way we help you decide where your budget matters most and find smarter options where the difference won’t be noticed.

If you already have an architect of record (AOR) handling the administrative side, we can also join as your design architect, leading the design while they handle the filings.

As Architect & Interior Designer

This is where we provide you with the most value. With one studio responsible for both the architecture and the interiors, decisions get made once, because we understand how each one affects the other.

Architectural elements are placed with furniture in mind, and millwork, lighting, and finishes are drawn into the construction set instead of added later. Your scope includes furniture, window treatments, rugs, and accessories, and can even include art curation. We track your budget from the beginning, so every dollar goes where it makes the biggest difference.

As Interior Designer

If your project doesn’t call for architectural changes, we work as your interior designers, whether for a full home or a few rooms that need a redesign. We develop the concept, furniture plan, material palette, and lighting approach. From there, we select furniture, window treatments, rugs, and accessories, curate art, and oversee a white-glove installation.

Our architectural expertise gives us a sharp eye for proportion and detail. It also helps us spot when a modest change to the room itself will do more than an expensive piece of furniture, so you invest where it counts and get more from the rest.

Understanding Your Investment

Our Pricing

Your investment in design services is a fixed amount, based on a detailed estimate and historical data for what your project will require, and it holds as long as the agreed scope does. Construction administration is billed hourly, since its length depends on the builder and the site. You pay a deposit to begin, and the balance of each phase is split into equal monthly installments.

When we purchase furniture, fixtures, and finishes for you, items are billed at our net trade cost plus a set percentage for procurement. This covers sourcing, ordering, tracking, inspection, and delivery, and gives you access to trade pricing and sources not available at retail.

Other Project Costs

Our pricing covers design services. Your total investment also includes costs paid directly to others. Some are known early, while construction is only priced once the design is defined. We identify these costs from the start and refine them as the design develops, so you always have the full picture:

  • Construction, contracted directly with your general contractor

  • Engineers and specialty consultants

  • Permit, filing, and expediting costs
